From the A10 at Littleport: Turn off the roundabout onto Wisbech Road towards Welney, take the first left onto Black Bank Road — we are approximately 1 mile along on the right. Look for the CB6 Estates signage.
From Ely: At the Leisure Centre roundabout take the exit towards Little Downham, turn right onto Lawn Lane and follow the road out of the village, turn right onto Black Bank Road — we are approximately 1 mile along on the left. We are opposite Wood Fen Lodge.
Yes, all units come with their own kitchenette with a dedicated sink, cabinets and work surface — suitable for making drinks and light food preparation. There is room for a microwave, toaster, kettle and fridge. Some units have a fitted fridge; others you will need to supply your own.
Yes, a private WC with toilet and handwashing sink is included in all units.
We welcome a wide range of businesses including sole traders, therapists, IT professionals, workshop businesses, office workers, retailers, bakers, restaurateurs, storage companies, creative professionals and breweries.
We have dedicated meeting room(s) available for hire. These are currently exclusively for the use of our tenants.
We have gated access for tenants and customers and site-wide CCTV throughout the business centre.
Electricity, water and communal waste collections are available. There is no gas connection on site.
Block 1: All utilities are sub-metered and invoiced to tenants by the management agent.
Block 2: Electricity and water contracts are directly with the supplier. Waste collections are invoiced by the management agent.
Yes, there is free parking for tenants and their customers on site.
There is wheelchair access to most ground floor units. The parking area is mostly gravel, with concrete surrounds to the buildings, and there is a ramp and small lip to the front door.
We are happy to accommodate your needs — please don't hesitate to contact our office to discuss. There is a goods lift to the first floor. There is currently no disabled access to the first floor, which is accessed via an external staircase.
